that include Hotels and Golf Courses throughout the entire Canary Islands.

“My Personal
Advice” includes how to adapt and cope with living here, adjusting to the
Canarian way, the education of your children, tax avoidance, etc. and the
best ways to ensure maximum profits, and income. This advice is given totally
free of charge and in the strictest confidence.
I will tell you the honest truth and also give you an honest opinion. If I
think an investment is not right for you – for any reason, I will
tell you why. Should you proceed against my advice? That’s fine. At least I will not
have to hide behind palm trees when I see you in the street! I would much rather
lose a client than have an unhappy client, now or at anytime in the future.

Estate Agents. Why?

Because, I include all the negative
information regarding estate agents, investment problems, bureaucracy, the
local con-men, etc.

There is no database because of the vast numbers of
properties available through my network of agents and due to the large
numbers of sales.

If you were to see a property you liked, you would most
likely find it already sold once you arrived.
-
Neither will you be told the
bargain you wanted was 'mistakenly under-priced' or 'sold just yesterday'.
Tenerife
is a Beautiful Island
-
It has the finest climate in the world.
It is a paradise. It is great for kids and for family life. But, if you
want to invest here, live here, you have to understand that it is not
all a perfect paradise. Please consider that you may some times feel you
are on in a third-world dessert island. (Yes, after 25 years some things
haven't changed)
Buying a Business?
-
If you want to live and
work here you firstly have to have the dedication to work 24/7. You
cannot get drunk each night, or lie on the beach all day, and
expect to earn enough to pay your rent! To see you through the first few
months you also need a few thousand Euros as a safety net. You will find
that you have to pay for many things that are free in the UK and “nobody
told you about them.”

The paperwork is a nightmare. Accountants, Social Security, Hacienda,
Town Hall, etc. You can spend days queuing with a ticket in an office to
see someone who will send you elsewhere but they just closed at 1.00 pm
until tomorrow and tomorrow is a fiesta.

If you tell your wife you
are ‘just popping down to the bank darling’ she should understand you may be
gone for all the morning and maybe until mid afternoon, because when you get
there, only two out of the four windows are staffed. You will have to wait
for an hour because the girl that could have manned the extra window is
showing you how to take your ticket and queue.

It is much more difficult to
survive in a business here than in the UK. Many people arrive here with a
few thousand euros and expect to have an easy life. Many also have had to
leave the UK (for various reasons). Therefore, also beware of the advice you
may be offered. The problem is compounded because there are so many
refugees from British justice looking to make “quick buck”. Always
remember: in ‘The Land of The Blind’ the one-eyed man is king.

It is not cheap to live here – especially if
you eat and drink in tourist bars and restaurants. You have to eat and drink
at home to have a low cost of living. You cannot 'be a tourist' and 'run a
business'. The business people take the money off the tourists - and they do
not have a tourist lifestyle.
Buyers Beware!
-
There are many sharks waiting to take
your life’s savings. You will want to meet people and become part of the
ex-pat community(?). It’s a very small island. Everyone will want to meet
you, know your business, and offer you a better deal.
Finally:
-
Do you
know that anyone (from
Taxidermist
to
Taxidriver) can
open a shop and call themselves a professional estate agent – within 24 hrs?
Yes it is that simple. It is also dangerous. You may feel the sales person
is incompetent but you may also think you can put your trust in the
“professional/experienced owner” with the expensive office? That is
even more dangerous! (Some have even copied the text from my websites and
published it as there own). The
scandalous stories about fraud in the Spanish Estate Agency business are
unfortunately true, because there are now so many incompetent Estate Agents and rogue
developers trying to make as much as they can, as quickly as they can –
before they have to make a hurried departure from Spain.

personnel.
NOTE: My definition of
'experienced and professional estate agency sales personnel' is as follows:

They
should
have lived and worked 'legally' (with full Spanish Residency) in the
Estate Agency profession, here in Tenerife, on a full-time basis, for
more than ten years

They should have a proven track record and be able
to offer references

They
should be fluent in Spanish
(not effluent)
-
They
should
have a full working knowledge of Spanish Real
Estate Law, Spanish Company Law and Spanish Community Law
-
They
should
be able to fulfil all the mandatory legal
requirements and obligations of a REGISTERED Spanish estate agent
-
They
should
be competent in personally providing full
paperwork services for the Notary’s scrutiny, such as Land Registry searches for
ownership, hidden debts and embargoes, etc. and property valuations
