to Invest

(1)
You will need a Spanish
bank account, a Certificate of Non-Residency (if applicable)
and an "N.I.E."
number for all business transactions. We will arrange them for you, assist and
advise on transfer of funds and arrange
finance,
if required. (2)
You should have a 10% deposit available to secure the property. (Cash travelers
cheques, bank draft).
(3)
Consider your requirements carefully and we will give you professional advice
on which investments may, or may not, be suitable.
(4)
You must allow plenty of time for appointments to view properties,
choosing
the one you prefer and then for us to complete all the
legal
paperwork. It is
difficult to combine a holiday with an
inspection
visit - especially if there
are children with you.
(5)
Decide on the maximum price that you can comfortably afford, allowing for
further
legal charges and taxes of 7-8% (approx.) to cover Notary fees,
Land
Registry fees, etc.
(6)
After you have chosen your property or business we will draw up a
Private
Sales Agreement stating clearly the terms and conditions of your
purchase.
(7) You will receive a verbal
translation of the Deed and a certificate
(Nota
Simple)
will be obtained by us from the Land Registry which will be presented to the
Notary confirming there are no mortgages or embargoes, prior to signing.
(9)
We also ensure that there are no inherited debts by confirming that
Community
Fees, electricity, water, rates, etc., have been paid up to date. In future
these may be paid by standing order, or you may engage the services of our
professional management company.
(10)
We will ensure you have clear title to the property, prior to the Title Deed
(Escritura) being signed.
(11)
Upon payment of the balance, the Purchaser, the Vendor and the
Notary sign
Deeds. Note: money may simply be transferred back to the UK should you
subsequently sell the property.
